How to Get $10,000 for a Home: The 2026 SC Palmetto Heroes Program Guide
If you’re a teacher in Charleston County, a nurse in West Ashley, or a first responder in Summerville, I have some incredible news. Today, March 16, 2026, the South Carolina Housing Authority officially launched the 2026 Palmetto Heroes Program.
As a Charleston native, I’ve seen how hard our public servants work to keep the Lowcountry running. This program is designed to make sure you can actually afford to live in the communities you serve.
Opportunity Overview
This year’s program is one of the most aggressive we’ve seen, offering two major perks to help you cross the finish line of homeownership:
- $10,000 in Forgivable Down Payment Assistance (DPA): This is a 0% interest second mortgage with no monthly payments. If you stay in your home for the required term (typically 10-20 years), it is fully forgiven, essentially a $10,000 grant toward your home.
- Exclusive Low Interest Rates: SC Housing offers a special, below-market fixed interest rate for Palmetto Heroes that can save you hundreds of dollars every month compared to a standard mortgage.
The "Targeted County" Secret: Berkeley & Dorchester
One of the most valuable insights I can share as your Realtor is the difference in eligibility based on where you choose to buy. While Charleston County is a fantastic place to live, Berkeley and Dorchester counties are currently designated as "Targeted Counties" for 2026.
This status provides two massive perks for my clients:
- Higher Income Limits: You can earn significantly more and still qualify for the $10,000 grant.
- No First-Time Buyer Requirement: In these counties, the "first-time homebuyer" rule is waived. Even if you have owned a home before, you may still qualify for the $10,000 if you are moving into one of these areas.
Do You Qualify as a Charleston Hero?
To be eligible, at least one borrower must be employed full-time in South Carolina as:
- Educators: K-12 teachers, librarians, and counselors.
- Medical Professionals: Nurses, therapists, and certified medical technicians.
- Law Enforcement & Corrections Officers: Officers certified by the Law Enforcement Training Council.
- First Responders: Firefighters, EMTs, and Paramedics.
- Military: Active-duty, Reservists, National Guard, and Veterans.
How to Win the Race for Funding
In Charleston, the real estate market moves fast, and this grant moves even faster. Funds are first-come, first-served, and you cannot "hold" your spot until you have a signed sales contract in your hand.
Step 1: Get Pre-Approved.
We need to know exactly what your budget is and confirm your "Hero" eligibility with a state-approved lender.
Step 2: Start Your Search.
We’ll focus on homes under the $450k cap that meet your needs.
Step 3: Secure the Grant.
The moment we get an accepted offer, we submit your paperwork to lock in your $10,000 before the state's budget is exhausted.
If you are even slightly considering purchasing a home don't let this $10,000 opportunity pass you by.
